Investors should make the most of a property’s aspect and lighting, no matter if it’s facing the north or south, or the east or west, according to Property Observer.
A north-facing property is more desirable as it receives more sunlight during the day. But what’s important is how the direction affects the property’s design in terms of light.
Margie Blok, a property commentator, said that buyers/investors should consider the following:
- Turn off the lights to see how much sunlight enters the property.
- Properties facing west or north-west can become hot at the end of the day.
- Properties facing south, east or west with water views or set in a good location could provide higher capital growth and rental yield.
- Check the property throughout the day instead of only during inspection times when more sunlight enters the property.
- Check which aspect of the property is facing north.
- Bedrooms needn’t face north, but look for mould and damp in dark places.
- Assess the property’s relationship with natural light rather than its interior/exterior decoration.
- Look at the property’s floor plan and room locations.
Jonathan Chancellor, another property commentator, added that the following can enhance a property’s aspect, lighting and value:
- Good interior/exterior designs that complement a property’s aspect and lighting.
- Skylights in hallways and rooms with little to no sunlight.
- Mirror panels or hanging mirrors for reflecting light into dark places.
- Decorative and ambient lights for changing the mood of a room.
- Lights for the outdoors and garden at night.
- Windows that look into the home next door should have opaque glass for privacy while still providing enough light.
